Some tips on how to use our site:


General

There are a lot of properties in each resort, so feel free to refine your search by multiple criteria

Each property is available to book online:
If you have already searched by date you will see the price and by clicking on the Book Now button you can book the property.
If you have not yet searched by date and are just browsing, then when you view the full property details scroll down to the bottom of the page, check the calendar for availability and then select your dates (just above the calendar) and click on Book Now.

Once you attempt to book a property, there are two possible scenarios:
1. The landlord accepts online bookings, which means you can book the property there and then by paying a 10% deposit
2. The landlord needs to approve bookings first. In this case, your booking will be sent to the landlord for approval and once the landlord has approved it you will receive an email with a link to pay your 10% deposit

After you have paid your 10% deposit online, you and the landlord will receive a booking confirmation by email and in that email you will have each other's contact details. The landlord will then contact you directly with details of how to pay the balance (normally bank transfer).


Our top tips for successful bookings

1. Do it all in one session. It is very hard to carry on from where you last left off
2. Don't submit just one enquiry, submit enquiries to all the properties that satisfy all or most of your criteria
3. Search by date first. That way you see the price for the period in question and can make enquiries to landlords much quicker
4. Allow 24-48 hours for responses. Landlords who take longer than that to reply do not deserve your booking!
5. Use the search engine and narrow your search by all your criteria. We have a lot of properties in most resorts so you should still get a good result even after you have narrowed the list down
6. If you don't like your search results tell us at tenants@primaryrentals.com. We have access to other properties that may not be on the site yet and that may be a perfect match!


Messaging system

We operate a complete messaging system for you so that all of the responses to your enquiries are in one place and you can just click on the link to view the property.

To send a message to a landlord you click on "Make enquiry to owner". The first time you do this you will register with the site and after that the system will "remember you" and you will be brought straight to the message page.

Every time that a landlord responds to your message you will receive an email to that effect and you can just click on the link to view the message and reply.


Trust Index

The Trust Index is a very important part of our system for rating properties and landlords. Some landlords are first class at keeping their calendars up to date, providing comprehensive property details and responding promptly to enquiries. And some landlords are..... well, not first class!

We award properties points in the Trust Index for rapid response to enquiries, keeping calendars up to date and processing bookings smoothly. And we award negative points for slow responses, refusing availability when the calendar shows available and refusing bookings.

In our view, a landlord who does not show respect to the enquiry, calendar and booking system is more likely to be a difficult landlord after the booking process as well. For this reason we have a policy of removing landlords / properties from the system when they accumulate too many negative points.

Most search results show the landlords with the highest Trust index first, which gives them a bias in your search results that is justified. In that respect you can assume you are in general looking at the best properties unless you are going very far down the list.

The Trust Index is not a score out of 100, but is a constantly changing number. In general, any property with a Trust Index of greater than 20 is going the right way. These properties should be preferred over properties with a Trust Index of 0 to 20. Properties that have a negative Trust Index should in general be avoided unless they are an absolute perfect match for your requirements and no other properties are suitable.


Rating by guests

Every time a PrimaryRentals.com client stays in a property we ask them to rate the property and provide some commentary on the property. These ratings are displayed in the full property details and are invaluable to assist our other clients to make rental decisions. We would ask that if you book a property through us please do rate it afterwards.

The only people who can rate properties are people who book the properties through PrimaryRentals.com.
